Charlie Dunlap, a former partner of Trammell Crow, is the Founder and Chairman of RRA Companies.  His more than 40 years of experience in the industry has involved the development, construction, rehabilitation, and management of assets valued at more than $2 billion.  He has developed, built, or rehabilitated more than 10,000 housing units, managed over 11,000 apartment units, and managed or developed industrial, office, and retail properties in excess of half a million square feet.  Mr. Dunlap has been named the Arizona Certified Property Manager of the Year and was presented with the Phi Epsilon Professional Award from Arizona State University.  He holds a B.A. from the University of Virginia, a Diploma from The Hague Academy of International Law (the Netherlands), and a Masters degree from the London School of Economics.  He was awarded the Joint Service Commendation Medal and the Bronze Star for meritorious conduct while serving as an Army Officer in Vietnam.

Curtis leads the consulting and advisory services department at RRA Companies.  Prior to joining RRA, from 2000 to 2014, Curtis was a Principal in multiple entities focused on land development, utility scale energy development, tech focused mergers and acquisitions, and real estate advisory services.  Prior to that he was for seven years a Vice President/General Manager with Community Southwest, a leading Phoenix area residential land developer. Curtis began his career in the consulting offices of Kenneth Leventhal and Associates, which was subsequently acquired by EY.

MQi™ Rating System

RRA’s MQi™ is a propriety methodology and algorithm allowing for the assessment of risk for an individual or group of loans. It provides a more thorough analysis of a commercial real estate loan than existing methods, which rely merely on the analysis of loan-to-value ratios (LTV) and debt service coverage ratios (DSCR), which are many times incorrectly calculated by the manager and are only indicators of one part of the total loan picture.  The MQi™ methodology is designed to focus on data points that a regulatory authority would likely seek to examine in creating a complete picture (or score) of a loan.

Portfolio Triage™

RRA’s Portfolio Triage™ is the process performed by RRA to identify the true status of loans which have been identified as “vulnerable” by the current manager. This process produces a full individual property and borrower assessment carefully taking into consideration characteristics such as loan terms, property condition, borrower financials, property operations and local market data.

Resolution Roadmap™

RRA has developed the Resolution Roadmap™ to assist lenders and investors in their evaluation of the real property asset. The Roadmap includes a(n):

  • Explanation of the present condition of the issues and recommendations.
  • Explanation of the importance of the issues, including the resulting effect should the issues not be cured.
